Q: How much does your home inspection cost?

A: This is the first question usually asked, but should actually be the last.

Most home inspectors range fairly close, and though there is no ” standard”, price can usually correlate with experience. Once the idea that an experienced home inspector can potentially save you thousands of dollars by evaluating your potential home as well as relieve a great deal of headaches, $ 50. dollars doesn’t seem to matter as much. Realtors need to realize as well that “shopping” for the lowest priced home inspector may not be the best thing for your client. Look at the following questions first before asking for a price.

Q: Do you have any complaints or sanctions against you by the state?

Q: Do you belong to a professional home inspection organization?

A: Yes, I belong to the National Association of Home Inspectors ( NAHI ) Previously I was a member of the American Society of home inspectors, (ASHI) but did not feel that they offered me the professional and continuing educational opportunities that NAHI has to offer, so I switched. Q: Do you offer any additional services besides home inspections?

A: We do offer affordable Radon gas testing, as well as basic environmental air quality tests. Please read the blog article on Radon in Tucson.

Q; What type of report do you produce?

A: We have a sample report for you to look through at a tab on the main page.

We can print the report on site after the inspection, e-mail the report, or post it on our web site for private password protected viewing. We understand everyone has different needs and we are flexible in our approach to those needs.

Q: How long does a home inspection take?

A: Our home inspections generally take 2-3 hours, depending on the size of the home, the condition, and the age of the home.

Q: What is your background?

A: Since 1993, I have been a real estate investor, ( I guess the term is “flipping” houses) and have “flipped” multiple homes after renovating them, and have just completed building my wife and my dream home. During this time I was also an ICU, E.R. and Flight R.N. I loved real estate so much, I quit my nursing career in 2003 and went to home inspection school here in Tucson. I became certified by the State in June of 2003 and have inspected over 1,800 homes and commercial buildings since then. Home inspection is my only job, and I focus on always learning and researching so I can give my clients the best home inspection possible.

Q: How much do you charge?

A: As most home inspectors charge in the Tucson area, I charge by the square footage of the house only. I do NOT charge extra for manufactured homes, or older homes, or crawlspaces as some others do. Just a flat fee by square footage.
